Why do you ask what my budget is?
Because designing something you can't afford seems like a strange use of everybody's time.
Our Build ABC for XYZ approach starts with what you want to build and what you genuinely have available to spend.
We then work out the smartest route between the two.
Why don't you just give me a quotation first?
Because a proper construction quotation isn't a number somebody should invent in five minutes.
Even a relatively straightforward building can require measurements, material quantities, labour calculations, supplier pricing and checking before a meaningful quotation exists.
We prefer to establish whether the project and budget belong in the same conversation first.
Why do you tell customers your target margin?
Because you asked for transparency.
We took you seriously.
Our target is a minimum 25% gross margin.
That's gross margin — not net company profit.
Does that mean you simply build everything as cheaply as possible?
No.
Cheaper isn't the objective.
Smarter is.
Our job is to deliver the agreed result intelligently — not quietly reduce the specification to improve our margin.
Efficiency is our opportunity.
Cutting corners isn't.
What happens if your estimate is wrong?
If the agreed ABC hasn't changed and we've simply got our sums wrong?
That's our problem.
What happens if I change the project?
Then you've changed the ABC.
We may need to revisit the XYZ.

Do I need architectural drawings?
Not necessarily to start the conversation.
The documentation eventually required depends on the type, size, location and nature of the project.
If you already have drawings, send them.
If you don't, show us what you're trying to achieve.
Why don't you use loads of administration?
Because paperwork should protect the project — not become the project.
We document the things that genuinely matter: scope, specifications, payments, responsibilities and legitimate changes.
Everything else should help us build, not slow us down.

Do you build steel-frame workshops in Chiang Mai?
Yes.
Steel-frame workshops and small steel buildings are an important part of our construction work.
We are also developing our standard 6 × 3 metre steel building frame as a configurable product.
Do you build warehouses in Chiang Mai?
We undertake steel-building and warehouse-related construction where the project falls within our capabilities and commercial model.

What is the Wizard 6 × 3 steel frame?
A 6 metre × 3 metre steel building frame giving approximately 18m² of footprint.
The frame is the starting point.
Depending on the agreed specification, it can form the basis of different small-building configurations.
What could I use a 6 × 3 building for?
Depending on specification, planning, site conditions and intended use, possibilities may include:
- Workshop
- Garden building
- Office
- Studio
- Storage/work space
- Small commercial space
- Garage-type use
- Custom project
Can I buy just the frame?
Yes.
Frame-only is intended to be the base configuration.
Additional options may include exterior finishes, roofing, doors, windows, insulation, electrical work, slab/foundation work, delivery and installation depending on the project.
What exterior finishes can I choose?
Options under consideration include:
- Metal sheet
- Block/AAC
- Cement board
- Corrugated/tin sheet
- Aluminium
- Custom combinations
Final availability depends on the agreed project specification.
How much does the 6 × 3 frame cost?
Pricing will be published once the final standard specification and selling price are confirmed.
We won't invent a price simply to get a click.

What's more important — the cheapest quotation or the right specification?
The right outcome.
A cheap number isn't cheap if the building doesn't do what you needed it to do.
Why can two builders quote completely different prices for apparently the same building?
Because apparently identical buildings may differ in structure, materials, dimensions, foundations, roofing, finishes, labour assumptions, inclusions, exclusions and risk.
Compare what is actually being supplied — not just the number at the bottom.
Can construction costs change?
Yes.
Changes to scope, specification, quantities, site conditions or customer requirements can legitimately change cost.
Our distinction is simple:
If you change the ABC, we may need to revisit the XYZ.
If we simply get our sums wrong, that's our problem.
What's the biggest mistake customers make before approaching a builder?
Trying to hide the budget.
A realistic budget isn't ammunition for us to increase the price.
It's one of the fundamental design constraints.
Knowing it early lets us tell you what's genuinely possible.
