We start with both.

Tell us what you want to build, what it absolutely needs to achieve, and what you genuinely have available to spend.

XYZ is the budget genuinely available to make it happen.

Rather than designing a project, producing a lengthy Bill of Quantities, pricing hundreds of individual components and only then discovering whether the project fits the budget, we start with the financial reality.

We consider the design, structure, materials, construction methods, finishes and priorities together from the beginning.

You give us the destination and the number.
Our job is finding the smartest route between them.

We agree.

But shouldn't that work both ways?

Be straight with us about what you want, what matters most and what you genuinely have available to spend.

We'll be equally straightforward about what we believe can be achieved.

Including how our business makes money.

OUR TARGET IS A MINIMUM 25% GROSS MARGIN.

This is a simplified illustration of our commercial model. Our margin has to support the business and the risks involved in delivering the project.

If we cannot see a realistic way to deliver what has been agreed, protect the required outcome and maintain the margin our business needs, we'll say so.

And we won't undertake the project.

WE'D RATHER LOSE A PROJECT HONESTLY THAN WIN ONE WITH NUMBERS WE DON'T BELIEVE.

Once we've agreed the project and the budget, we have to make the two work together.

The better we plan, buy and build, the better our business performs.

If we're inefficient, waste materials, underestimate work we've agreed to deliver or simply get our sums wrong, our margin gets smaller.

We don't believe our mistakes should automatically become your variations.

Our commercial model gives us a very good reason to:

Purchase intelligently
Control waste
Choose efficient construction methods
Solve problems quickly
Use the available budget where it adds the most value

IF YOU CHANGE THE ABC,
WE MAY NEED TO REVISIT THE XYZ.

IF WE GET OUR SUMS WRONG,
THAT'S OUR PROBLEM.

There will always be genuine variations.

If the customer changes the size, scope, specification or agreed outcome, the budget may legitimately need to change.

But there is a difference between the customer changing the project and us incorrectly estimating work we already agreed to undertake.

CHEAPER ISN'T THE OBJECTIVE.
SMARTER IS.

Our job isn't to make your building as cheap as possible.

It's to deliver the agreed result as intelligently as possible.

Finding a more efficient construction method does not mean quietly reducing the specification or compromising the outcome we've agreed.

Efficiency is our opportunity.
Cutting corners isn't.

We're modern builders with a fairly old-school attitude towards doing business.

That doesn't mean important things aren't documented.

Specifications, drawings, payments, responsibilities and genuine changes should be recorded where they need to be.

We simply don't believe in burying straightforward construction projects beneath unnecessary paperwork, meetings and administration.
